Logistics real estate specialists SEGRO has unveiled its newest speculative light industrial and logistics development in Enfield. Navigation Park Phase 2 was opened at a scheme completion event for industrial real estate agents last Thursday.
The development consists of 173,130 square feet of Grade A modern light industrial and urban logistics space in three separate units. It is close to the M25 and has direct access to central London via the North Circular.
Popular craft beer brand Camden Town Brewery has already signed up to the development and will open a 57,420 square foot brewery in November 2016. Strng interest has been reported in the remaining two units that could potentially be combined into one.
Navigation Park Phase 2 is London’s first fully carbon neutral industrial scheme. It harnesses energy efficient systems including LED lighting that is controlled by motion, and high U-value building fabric that outperforms building regulations by 40%.
The most significant element to the carbon neutral status is that there are 535kWp of photovoltaic panels across the three buildings. These are expected to save 240 tonnes of carbon per year and will generate more energy than will be required from the grid.
Camden Brewery has signed up to a Power Purchase Agreement (“PPA”) which is anticipated to result in energy savings of approximately £10,000 annually for the company.
SEGRO welcomed more than 50 industrial estate agents to the event where they were given a tour of the buildings and showed the carbon saving aspects. They were also told about SEGRO’s other plans for the borough.
